Global technology company relocates to position for growth

The Challenge

Operating in more than 100 countries across five continents, Orolia is the world leader in providing resilient positioning, navigation and timing platforms trusted for the most critical applications by governments, military, aerospace and defense markets across the globe.

 

Nearing the end of their lease term in Rochester, Orolia was projecting substantial employment growth and found themselves in an undersized space that no longer aligned with the way their staff interacted. This combination of factors triggered the need to relocate to a new, expanded facility.

 

The Process

Endeavor negotiated with several property owners to secure Orolia space that met their unique requirements, ultimately pairing the company with a reputable developer of new construction, high-tech flex product – a natural environment to house the progressive technology Orolia’s engineers develop and a fitting atmosphere for their progressive workforce.

 

A collaborative process between the property developer, Orolia’s executive team, Endeavor, space planners and construction personnel commenced.

The Solution

The developer built-to-suit a 40,000 square foot office and light assembly space based on Orolia’s exact specifications, ultimately achieving increased engineering space, improved work-flow design, and an impressive modern office to attract the region’s top talent.

 

On Orolia’s behalf, Endeavor successfully negotiated rent subsidies, supplemental landlord concessions, and a right of first refusal on adjacent space to protect the company’s future ability to grow within the building.

As a result of the move, Orolia was able to smoothly transition its focus to a new workplace culture and reinvigorate staff while supporting their meaningful growth projections.
